In June 2007, the Government proposes to introduce 'Home Information Packs' which a seller must provide to any proposed purchaser. If the Government gets its way, this will be compulsory.

The 'Home Information Packs' will need to contain various legal documents such as:

• Copy Title Deeds
• A survey called a 'Home Condition Report' (now optional)
• An energy efficiency report to show how effectively your house is insulated
• Various local authority and environmental searches

It is the seller who will have to pay for the Home Information Pack, when the legislation comes into force.

Recent Government pronouncements now appear to cast doubt on whether the provision of a Home Condition Report will be compulsory. If that remains the case this will reduce the sellers' expense, leaving it to any potential buyers to obtain their own survey at their own cost.
